Rapid technological change will continue having an even greater impact on life on earth, extending the cycle of exponential population growth, leading to mammoth scale architecture to house these populations.

The Eternal City proposes a system of constant growth with homogenous buildings leading to increases in construction efficiency, as well as title, building ownership and development cycle reform

The proposal imagines the Eternal City with all the grit, tach and imperfection of the current city that exists today but is indifferent to design because of its emphasis on flexibility to allow the transition with all the architectural freedom of expression and unfortunate lack of that is characteristic of all cities.
